LANDLORD SERVICES
We work with building owners to increase revenue and reduce costs through a variety of services: marketing and leasing your property, increasing occupancy, managing the building, and coordinating construction projects. As a certified RPA, (Real Property Administrator) and an instructor in the required courses, Dyann Davison uses her knowledge to help building owners increase the value of their investments.
Leasing
- Physical building evaluation and report including common areas, vacant suites, elevators, building exterior and signage.
- Evaluate and implement leasing and marketing programs.
- Strengthen relationships with existing tenants, prospects, brokerage community and contractors.
- Estimate construction build-out costs.
- Negotiate leases.
- Oversee preparation of leases, coordinating with counsel and handle all necessary documentation.
- Tenant coordination selections, including signage, color choices, etc.
- Prepare Lease abstracts.
- Analyze operating expenses including utilities, energy sources, billing methods.
- Evaluate building systems to ensure cost-effective methods are in place.
- Evaluate cleaning services, whether contracted or in-house to suggest improved service and lower costs.
- Implement or review escalation billings and identify recoupable and reallocated expenses.
- Review insurance policies, cost and potential exposures, including tenants' adherence to requirements.
- Review real estate taxes and valuations to determine potential savings.
- Analyze your escalation billings and identify recoupable and reallocated expenses.
- Handle collection problems and associated litigation with counsel, if necessary.
- Train existing property managers, maintenance and leasing staff.
- Receiverships-manage properties in receivership.
- Assist in acquisitions and dispositions of user/investment properties.
